Sustainable use of space

Sustainable land use is a priority at Javelin Park. New development focuses on brownfield areas, significantly reducing the need to build on greenfield sites. This approach minimises environmental impact, preserving untouched green spaces and aligning with sustainable development goals.

Environmental improvements

Verdion plans to conduct replacement planting for felled trees directly on-site. Additionally, as part of the development, any soil contamination from previous military use will be professionally cleaned and restored, ensuring both environmental and site safety. This approach underscores Javelin Park’s commitment to ecological restoration and responsible development.

Nature reserve remains a nature reserve

Javelin Park will be developed only on land designated for industrial use in the regional plan of North Rhine-Westphalia. The Elmpter Schwalmbruch nature reserve will remain untouched, and the protected habitats within the site will be fully preserved. This ensures that Javelin Park maintains a balance between economic development and the conservation of natural environments.

Sustainable and future-ready

All new buildings at Javelin Park are designed to exceed the DGNB Platinum sustainability certification. Roof areas will be optimised for photovoltaic or solar thermal systems, heat and power will come from renewable sources and the buildings themselves are designed with operational and energy efficiency at their core. Additionally, a comprehensive green space and landscaping plan will enhance the quality of the publicly accessible areas, ensuring a sustainable and pleasant environment for both occupiers and visitors.

Completely free of fossil fuels, the park boasts 46+ MVA of secured power, with the potential for expansion. This capacity not only covers its own energy demands but could also provide surplus energy to the surrounding municipality of Niederkrüchten. Powered by Verdion's sustainable energy production, Javelin Park is positioned to meet both current and future energy needs, ensuring long-term efficiency and sustainability.

Wildlife conservation

Within these sustainable development plans, there are measures in place to protect wildlife at Javelin Park. The lighting design minimises light pollution, incorporating insect- and bat-friendly solutions by reducing blue light, based on advice from experts like "Godfathers of the Night." Wildlife fences will be installed around the warehouses and industrial space to prevent dangerous situations for animals, and green areas will feature insect hotels and nesting boxes to provide habitats. These initiatives ensure that the park supports the local ecosystem without compromising business operations.
